
For a small percentage of the monthly rental income of a property we provide the following services:
Longer opening hours – We are open longer to help you view all of the properties that are of interest to you.
Legislation Updates – We will inform you of any relevant updates on legislation relating to the lettings industry and advise you on any actions that are required.
Credit Checks & References – We carry out full credit checks on all applicants and require references as standard.
Tenancy Agreement – Once we have found the right tenant we draw up the tenancy agreement and agree terms through liaising with you, the landlord, and the tenant.
Full Written & Photographic Inventories – We take full written and photographic inventories of the property prior to the tenant taking possession to protect against any damage.
Tenant ‘Check In’ – We meet the tenant on site to go through the inventory and have then sign a declaration confirming the recorded condition of the property. Whilst on site we take meter readings for all relevant services.
Rent Collection & Allocation – We collect the monthly rental income directly from the tenant and transfer the sum minus our management fee to a back account of your choice.
Inspections – We carry out regular inspections of the property which is followed by written report of condition. If any damage to the property is bought to our attention between inspections we will visit the property immediately to analyse the situation and liaise with you, the landlord.
Maintenance – In the event that any repairs are required we have a full list of contractors and employees who can quickly respond to any problems that you may encounter at significantly discounted rates.
Tenant ‘Check Out’ – Prior to the end of the tenancy we will inspect the property and make sure that the tenant makes any repairs required to meet the specification outlined in the ‘Check In’ inventory. Subject to the property meeting the requirements all relevant and meter readings are taken and keys collected.
